Major residential proposal in the Pembrokeshire Coast National Park
The Challenge
To deliver 125 new homes (70% affordable) on a sensitive (but allocated) greenfield site on the edge of the vibrant coastal town of Tenby in the Pembrokeshire Coast National Park.
Our Role
Our role as planning consultants was to secure the necessary planning permissions. This included securing outline permission, including a legal agreement, to secure the allocation in the Local Development Plan and then coordinate the preparation of reserved matters and negotiate the approvals to agree the detailed design.
As Landscape Architects we were also able to take an active role in the design, creating extensive landscape resources as part of the development that can be used for ecological mitigation and enhancement, play and health and wellbeing.
A key aspect of the design approach was the integration of built form to the landscape and by retaining the vegetated boundaries to the site, and applying suitable scale the development will be integrated to the natural coastal landscape and have little landscape and visual effects and no detrimental impact on the special qualities of the National Park. Another key approach was to reflect the colourful and characterful townscape of Tenby, with key house types being shaped by existing colour palettes and facade design.
We have also been responsible for managing the diversion of PRoW and bridleways located on the site.

The Outcome
Our robust and collaborative approach to working resulted in all permissions and approvals received for the new development being secured with the unanimous support of the Pembrokeshire Coast National Park planning committee.
The delivery of the scheme will make a significant contribution to meeting the large local need for good quality new homes.
Finally, the site-led design approach will result in a bespoke local scheme that integrates to the existing sense of place in Tenby, and cretes extensive green resource that assimilates the development, creates significant biodiversity net gain opportunity and offers future residents extensive areas for play and wellbeing.
