Major new grade A high-tech office and mixed use development
The Challenge
The site was highly constrained but accessible city centre location and was occupied by an former nightclub building. The brief required the provision of 10,000sq m of flexible office space, with commercial and community spaces, plus public realm enhancement works. The scheme was to provide green infrastructure enhancement (using the Council's Green Space Factor toolkit) some three years before the Welsh Government requirement.

Our Role
Our role as planning consultants was to manage the planning process, from early community and stakeholder engagement, pre-application discussions with Swansea Council technical officers, onwards through the design and PAC processes to the submission of a comprehensive application for full planning permission.
Having negotiated the permission we were retained by Swansea Council to work with the nominated contractors Bouygues UK to discharge planning conditions and advise on variations to the planning permission and non-material amendments.

The Outcome
The iconic scheme is now completed and provides a significant contribution to enhancing the city's opportunities for inward investment, plus job creation and retention. It has improved this part of the city beyond measure, improving pedestrian connectivity, green infrastructure, safety, and well-being.
