Maximising site potential within a new Garden Village 

The Challenge

The Urbanists provided Urban Design and Masterplaning services for land within the western portion of the wider Bailrigg Garden Village allocation which is a proposed development located on the outskirts of Lancaster. As part of a consultation process for the wider masterplan The Urbanists were able to put forward alternative proposals that resulted in an increase in the overall developable area on the land in a manner that integrated with the existing natural setting and added value to surrounding communities. The proposals generated by The Urbanists helped communicate how development would integrate with existing natural features while addressing the growing demand for housing in the region. Production of a Vision Document and Framework Masterplan were key in overcoming various challenges including balancing environmental concerns, such as habitat preservation and managing the impact of increased traffic, with the need for adequate infrastructure, including transportation and public services. Putting forward a vision that the proposals would create a vibrant and sustainable community that harmonises with its surroundings while providing essential services and opportunities for future growth was key in securing buy-in by Lancaster City Council. 

 

Our Role

The Urbansits role included the preparation of a Vision Document, Framework Masterplan and supporting illustrations as part of a consultation process to influence the final masterplan proposal for the Bailrigg Garden Village scheme near Lancaster. The team worked closely with the local authority and their consultants to influence the broader masterplan, shifting proposals that initially included minimal development and a bypass splitting the site. The Urbanists endorsed and illustrated how a better utilisation of the land could be achieved while meeting key Garden Village objectives such as local growing opportunities and strong community access to public open spaces. 

 

The Outcome

The Vision Document and Framework Masterplan was instrumental during the consultation process with Lancaster City Council and influenced the final masterplan which now depicts proposals put forward by The Urbanists. Following the successful outcome The Urbanists have been retained to support with a future wider allocation.
