Shaping a Sustainable and Strategic Vision for Bridgend’s Growth

The Challenge

The Urbanists were instructed to create a vision and masterplan to support the promotion of the site as a candidate site in Bridgend's Replacement LDP.  

This included:
1. Balancing Opportunities and Constraints – The site had to accommodate a significant level of development (circa 2,000 homes) while addressing technical constraints
2. Coordination Across Multiple Landowners – Ensuring a cohesive and deliverable masterplan while representing the interests of various landowners
3. Alignment with Policy Objectives – The masterplan needed to align with Bridgend’s broader strategic planning goals, ensuring the development contributed positively to sustainable growth.
4. Infrastructure and Community Needs – Demonstrating how the site could support key infrastructure

Our Role

The Urbanists acted on behalf of multiple land owners to prepare a strategic masterplan for the site demonstrating the sites suitability as a strategic allocation. Working closely with the promotion team at Geraint John Planning, we prepared a high-level strategic masterplan to demonstrate the site's ability to respond accordingly to a variety of opportunitiies and constraints whilst creating a high quality and sustainable extension to Pyle. A thorough reviiew of the site's technical constraints informed an overall land budget which evolved into a vision for the site. The masterplan desmonstrated the suitability for allocation as a residential-led mixed-use strategic allocation with a capacity of circa 2000 residential dwellings.

The Outcome

The site is now Allocated under Policy SP2 (5) / PLA5. The strategic allocation also includes 5.7 hectares of land to accommodate 2 two form entry primary schools, 1.5 hectares of land for commercial, significant open space allocation and space for a potential future park and ride. The RLDP was adopted on the 13th March 2024.
